What we do
Hand Construction
Often referred to as design-bid-build, this method is a linear process where one task follows the completion of another with no overlap. The design team works separate from the contractor and reports directly to the owner. Plans and specifications are completed by the architect and engineers followed by an invitation-to-bid being issued to multiple contractors. Contractors bid the project exactly as it is designed, with the lowest responsive bidder or the bidder.

Why Negotiating with Hand Construction is a Smarter Choice than Design-Bid-Build
- Early Collaboration & Cost Control We work with owners and designers from the start, ensuring budgets are realistic and avoiding costly redesigns and big surprises.
- Faster Project Delivery Eliminating the bid phase allows us to start earlier and streamline scheduling, reducing overall project duration.
- Fewer Change Orders & Disputes Our proactive approach identifies potential issues before construction begins, minimizing surprises and extra costs.
- Higher Quality & Accountability With direct involvement in planning, we prioritize craftsmanship, efficiency, and long-term value rather than just meeting a bid requirement. We don’t get stuck having to use a known unqualified subcontractor.
- Reduced Risk & Better Outcomes Our history of successful negotiated projects demonstrates that partnering with a trusted contractor leads to smoother, more predictable results.
