Often referred to as design-bid-build, this method is a linear process where one task follows the completion of another with no overlap. The design team works separate from the contractor and reports directly to the owner. Plans and specifications are completed by the architect and engineers followed by an invitation-to-bid being issued to multiple contractors. Contractors bid the project exactly as it is designed, with the lowest responsive bidder or the bidder with the most favorable bid package being awarded the work.
